What's included in the 20% management fee?

Everything. Listing management, dynamic pricing, 24/7 guest communication, check-in and check-out coordination, cleaning coordination, maintenance coordination, review management, and monthly owner reporting. No per-service charges. The $125/month tech fee is separate and covers the software that runs the operation.

What results can I expect?

It depends on your property and current baseline. Most properties we optimize see meaningful revenue improvement in the first 90 days through pricing and listing upgrades. We'll run a detailed analysis before you sign anything so you know what to expect for your specific property and market.

Do you work with properties outside South Florida?

Yes. We're based in South Florida but we co-host properties across the US. Our current portfolio includes properties in Florida, North Carolina, and New York. If you have a luxury 3BR+ property anywhere in the US, reach out and we'll tell you whether it's a fit.

What if I'm already with Vacasa, Evolve, or another PM company?

Most clients who leave big PM companies see immediate improvements. We'll review your current agreement with you and help navigate the transition. If there are timing or contract constraints, we'll work around them and plan accordingly.

How long does it take to get started?

After the discovery call and a signed agreement, onboarding typically takes 1–2 weeks. That covers listing updates, professional photography guidance, pricing setup, and getting all communication systems configured and tested.
